Hello! You came out and did an initial estimate about a year and a half or so ago and we didn't end up doing anything at the time. The water coming in our unfinished part of our basement has gotten worse where we had to have a water main line replaced which disturbed our foundation. House is 65 years old. Horizontal cracks in basement block wall (no buckling and have remained relatively unchanged for several years) and separation of side foundation wall from main support block wall in middle of house. We aren't experiencing any of the signs of major settling (cracks in plaster walls, doors difficult to shut, etc), but I want to get ahead of the problem. Also want someone to look at an old stairwell as side of house that gathers water. We usually use a portable sump pump to remove the water. Is there a better solution to prevent the water from entering in the first place? No emergency work needed, I'm just trying to be proactive.

Hi Team, We're in the process of purchasing a house and unfortunately looks like the home owner's cat has used the crawl space as a litter tray. Our home is 17 years old and on a basement (mostly finished). We have a door going to the exterior on the right side toward the rear of the house. We have not opened the door in many years and tried a month or so ago to open it but couldn't. We think we may have an issue with the foundation sinking slightly on that rear corner. However, the drywall inside is not cracked and the mortar joints in the brick are not cracked but you can see where the brick has pulled away from both a window on the back and this door that won't open (the caulk joints are wider than they should be). Not 100% sure it's a foundation problem but there is definitely something wrong.

We live in a 6 yr old home (share 1 wall with neighbor). We moved in 3 yrs ago. Our home inspector noticed 3 hairline cracks in southern wall. After we moved in my husband patched it with stuff from Lowes. That was Spring 2017. The following year a small amt of the larger hairline crack reappeared. Patched again. That was 2018. I am looking for help with water in our crawlspace. We have a vapor barrier in our home which is approximately 11 years old, but with the excessive rains there is often times water under the plastic. The house has a higher grade on the back corner and I suspect water is entering in that area, but it seems that all of the ground is wet these days. We do have a dehumidifier in the crawlspace which has kept things pretty well under control up until this last year. I think a roof drain needs to be piped in the back, but believe I may need a sump pump in the crawlspace along with some rework of the drainage layer and vapor barrier. With all of that said I would like to hear if this is the type of work that you might be able to advise us on and hopefully implement a solution.
