Foundation Repair in Oakton, Virginia
Challenge
A homeowner in Oakton reached out to Fortress Foundation Solutions after noticing progressive signs of foundation settlement throughout their two-story home. What began as small hairline cracks in the drywall had gradually developed into larger cracks running diagonally from the corners of doors and windows. Several interior doors no longer latched properly, and gaps had formed between the baseboards and flooring. Outside the home, cracks were visible along the brick façade, particularly near the corners of the structure.
Concerned about the worsening symptoms, the homeowner requested a professional inspection. After a comprehensive evaluation, it was determined that sections of the home’s foundation had settled due to unstable, moisture-sensitive soils beneath the footing. Changes in soil moisture levels over time had caused the ground to shrink and consolidate, leaving portions of the foundation without adequate support. As a result, the affected areas began to sink unevenly. If left unaddressed, the settlement could continue, leading to further structural damage and costly repairs. The homeowner wanted a permanent stabilization solution that would not only stop the movement but potentially restore the home’s original position.
Solution
Fortress Foundation Solutions recommended installing a steel push pier system to permanently stabilize the settling foundation. Push piers are engineered steel supports designed to transfer the weight of the home from unstable surface soils to deeper, load-bearing strata.
During installation, small sections of soil were carefully excavated along the affected foundation areas to expose the footing. Heavy-duty steel brackets were securely attached to the foundation, and galvanized steel pier sections were hydraulically driven into the ground until they reached stable soil or bedrock. Using the weight of the home as resistance, the team ensured each pier achieved proper depth and capacity.
Once all piers were installed, synchronized hydraulic lifting equipment was used to carefully raise the settled sections of the foundation as close as possible to their original elevation. After the lift was completed, the piers were permanently secured, providing long-term structural stability.
With the push pier system in place, the foundation was fully stabilized, preventing further settlement. The homeowner immediately noticed improved door and window operation and gained peace of mind knowing their Oakton home was protected for years to come.
