Foundation Settlement and Sagging Floor Repair in Lexington, Virginia
Challenge
Mrs. Lee in Lexington had been noticing a combination of issues in her home that didn’t seem connected at first—but over time, they started to point to a larger problem.
Cracks had begun forming along parts of the foundation, and inside the home, certain doors weren’t closing as easily as they used to. At the same time, she noticed sections of her floor felt uneven and slightly soft underfoot.
It was the combination of these issues that raised concern. Something wasn’t quite right—and it seemed to be affecting both the foundation and the structure above it.
When we performed a full inspection, we found that the home was dealing with foundation settlement in certain areas, along with weakened support in the crawl space. The soil beneath parts of the foundation had shifted, causing sections of the home to settle unevenly. At the same time, the crawl space supports were no longer providing adequate support to the floor system above.
Solution
First, we installed four helical piers along the settling portions of the foundation. These piers were advanced deep into stable soil, allowing the weight of the home to be transferred away from the unstable surface soils. This stabilized the foundation and helped prevent further settlement.
Next, to correct the sagging floors, we installed two SmartJacks® in the crawl space. Each was placed on a solid, engineered base and carefully adjusted to lift and support the floor system.
Together, these systems worked to stabilize the home from both below and within—addressing the root of the problem rather than just the symptoms.
