Crawl Space Repair in Stafford, Virginia
Challenge
A homeowner in Stafford, Virginia contacted Fortress Foundation Solutions after ongoing moisture issues in their crawl space began affecting the comfort and air quality of their home. The property was located in a high-humidity region, and the crawl space was traditionally vented, allowing warm, damp outside air to circulate freely beneath the home. During humid months, condensation formed on wood joists, support beams, and ductwork. After periods of heavy rain, water collected on the crawl space floor, saturating the exposed soil and keeping the area damp for extended periods.
Over time, the homeowner noticed insulation sagging and falling from between the floor joists. The wood framing felt damp to the touch, and a persistent musty odor spread from the crawl space into the living areas above. The homeowner became increasingly concerned that prolonged moisture exposure could lead to mold growth, wood rot, and potential structural damage. They were also worried about higher energy bills, as damp insulation reduced the home’s energy efficiency. Temporary fixes such as fans and plastic sheeting provided little improvement. The homeowner wanted a permanent solution that would fully protect the crawl space and improve overall indoor air quality.
Solution
Fortress Foundation Solutions designed a comprehensive crawl space encapsulation system to eliminate moisture at its source. The first step was installing the CleanSpace® Vapor Barrier System, a heavy-duty liner that completely covers the crawl space floor and extends up the foundation walls. All seams were carefully sealed, creating a continuous barrier that blocks ground moisture and humid outside air.
To further control moisture and improve air quality, we installed the SaniDry™ Sedona Dehumidifier. This high-efficiency system continuously removes excess humidity from the crawl space while filtering mold spores, dust, and allergens. With the crawl space fully sealed and conditioned, humidity levels stabilized quickly.
After installation, the crawl space was transformed into a clean, dry, and controlled environment. Musty odors disappeared, insulation remained dry and secure, and the homeowner noticed improved comfort and air quality throughout the home. The encapsulation system provided lasting protection, giving the homeowner confidence that their crawl space and home were safeguarded for the long term.
