Crawl Space Repair in Charlottesville, Virginia
Challenge
A homeowner in Charlottesville contacted Fortress Foundation Solutions after noticing persistent musty odors inside their home and elevated humidity levels throughout the summer months.
The homeowner also mentioned that the floors felt cooler and slightly damp in certain areas, especially after periods of heavy rain. Concerned that the crawl space beneath the home might be contributing to the problem, they scheduled an inspection with our team.
During our evaluation, we found that the crawl space had exposed soil across the floor and lacked an effective vapor barrier. Ground moisture was freely evaporating into the space, increasing humidity levels and creating a damp environment beneath the home. Several sections of insulation had begun to sag due to prolonged moisture exposure, and condensation was visible on HVAC ductwork. These conditions created an ideal environment for mold growth and potential wood rot if left unaddressed.
The homeowner wanted a long-term solution that would eliminate moisture issues and improve the overall health of the crawl space.
Solution
Fortress Foundation Solutions recommended a full crawl space encapsulation system to permanently address the moisture problem. Our team first prepared the crawl space by removing debris and deteriorated insulation.
Next, we installed the CleanSpace® Vapor Barrier across the entire crawl space floor and extended it up the foundation walls to create a continuous moisture seal. This durable liner blocks ground vapor from entering the crawl space and helps maintain a cleaner environment beneath the home.
To maintain proper humidity levels year-round, we installed a SaniDry™ Sedona Dehumidifier. This high-efficiency unit continuously removes excess moisture from the air and keeps the crawl space environment dry and stable.
After installation, the crawl space in Charlottesville was transformed into a dry, controlled environment. The homeowner noticed improved indoor air quality and greater comfort throughout the home.
