Foundation Repair in Montgomery Village, Maryland
Challenge
A homeowner in Montgomery Village contacted Fortress Foundation Solutions after noticing progressive signs of foundation settlement throughout their home. Cracks had begun forming along interior drywall and exterior brickwork, and several doors and windows no longer opened or closed properly. The homeowner also noticed uneven floors, particularly near one corner of the house, which had visibly sunk over time.
An inspection revealed that sections of the home’s foundation had settled due to weak, compressible soil beneath the footing. Periods of heavy rain followed by drought conditions caused the soil to expand and contract, reducing its ability to support the structure. As the soil shifted, the foundation settled unevenly, transferring stress throughout the home’s framing. The homeowner became increasingly concerned that continued settlement could worsen structural damage and reduce the value of the home if left unaddressed.
Solution
Fortress Foundation Solutions recommended stabilizing the foundation using Push Pier technology. Steel push piers were installed along the affected sections of the foundation and hydraulically driven deep into the ground until they reached stable, load-bearing soil or bedrock. Once proper depth and resistance were achieved, the weight of the home was carefully transferred from the unstable soil to the push pier system.
In some areas, controlled lifting was performed to help restore the foundation closer to its original position. After installation, further settlement was immediately halted, and structural stability was restored. The homeowner gained peace of mind knowing their foundation was permanently supported by a deep, reliable solution designed for long-term performance.
