Monrovia, Maryland Foundation Settlement Project
Challenge
Jason in Monrovia had started noticing a few warning signs around his home that didn’t seem like a big deal at first—but gradually became more concerning.
It began with small cracks forming near the corners of windows and along the foundation. Over time, those cracks grew slightly, and Jason noticed that some doors weren’t closing as easily as they once had. The changes were subtle, but consistent enough to raise a red flag.
Not wanting the issue to get worse, Jason reached out to Fortress Foundation Solutions for a professional evaluation.
During our inspection, we found that sections of the foundation were beginning to settle due to unstable soil conditions. Changes in moisture levels had caused the soil to shift, reducing its ability to support the weight of the home. Left unaddressed, the settlement would likely continue and lead to more noticeable structural issues.
Solution
To stabilize the home and prevent further movement, we recommended installing a helical pier system.
Our team installed helical piers along the affected areas of the foundation, advancing them deep into stable, load-bearing soil. These piers are designed to bypass the unstable upper soils and transfer the weight of the structure to more competent ground below.
Once installed, the system immediately stabilized the foundation, stopping any further settlement. The installation process was efficient and minimally disruptive, allowing Jason to quickly get back to normal without major excavation.
By the end of the project, Jason’s home in Monrovia was fully supported and secure. What started as a growing concern was now a resolved issue—with a long-term solution in place and the confidence that his home is built on solid ground.
